Fulcrum’s services were secured for the South of Fifth Project to manage the construction of this boutique 28 unit luxury residence on Ocean Drive in Miami’s prestigious South Beach.

This 167,000SF development reflects the success of taking the resourceful approach in assembling once separately owned lots and combining them into a single, contiguous parcel to maximize development and investment returns.

The $37MM hard cost project includes both the restoration of select components of the existing buildings to meet preservation authority guidelines, while introducing the sleek attributes of new construction for new oceanfront luxury condominiums.

The design of architect Nichols Brosch Wurst Wolfe provides the waterfront development with its maximum sellable square foot efficiencies while balancing the tight property conditions, amenity spaces, and parking requirements that are required to meet the pricing premiums and quality expectations for this market’s end user.
